St Leonard's objection warning
A LOCAL man is warning people who objected to the proposals for the redevelopment of St Leonard's Hotel that their original comments will not count second time around.
Kirkwood Homes submitted plans in October 2009 to redevelopment the former St Leonard's Hotel site and transform it into high-quality residential accommodation for the town but reconsidered their original plans after a public consultation.
The new proposals would allow for the retention and reconstruction of the core of the existing building as per the original plans. Further proposed extensions have been reduced in scale, height and mass to address the locals' concerns and the buildings will now be of a more traditional rather than modern appearance to reflect the views submitted in the previous application.
However Stonehaven man John Masterton has spoken out against the new plans insisting that not all of the previous concerns have been placated.
He said: "This application has been resubmitted, so all of the previous comments have been brushed aside. But a lot of the original objections are still very much valid."
The original application received almost 60 letters of representation and Mr Masterton said that many residents were writing letters outlining their concerns about the new proposals.
One resident, Michael Walton has already submitted his objections to the proposals which he believes is still a "major overdevelopment" of the site.
He said: "It is acknowledged that something has to happen to what is now a derelict hotel, but the development should be restricted to the existing hotel footprint, building line and ridge/flat roof heights using materials which will complement the surrounding conservation area. As it is a conservation area, scale is crucial."
He also added that he believes the development will be a "blot on the landscape." He continued: "The site is as prominent, if not more so, than the spire on the Market Building and Clashfarquhar House and is highly visible from the main roads from the Golf Club and importantly the Beach Promenade. The proposed development would present the proverbial 'blot on the landscape' and be totally out of scale with the current hotel."
The deadline for all letters of representation, either in support or objection, is Thursday July 29.
