Plans have been lodged with Aberdeenshire Council for a retail unit comprising five shops and a car park at Hillside in Portlethen.
Halliday Fraser Munro want to build a small retail park of five units, with 45 parking spaces and a parking/loading bay on the corner of Cookston Road and Hillside Road.
The area is currently vacant land, and is within the Hillside housing development which currently has no shops or other facilities.
The developers have stated: “The proposal is to create a modest site in order to support the local community’s needs for convenience retail.”
They add that it will improve the look of the area, and provide opportunity for employment locally.
The plans have been largely welcomed by the community, many of whom would like to see some local amenities as well as the possibility for a social hub for the community.
However, some have objected to the plans, saying that a 2.4m fence which would enclose a yard area would face a residential street.
One letter stated: “There is a similar situation in Bruntland Road in Portlethen where the rear of commercial units face the road. The fences are painted different shades, bins are left outside of fenced areas and the area is generally a mess.”
Objections raised concerns about the junction being too busy to safely accommodate the unit, as well as the site being used as a drop off point of the school bus.
Others have said that the existing shops in Portlethen, which are accessed using an underpass beneath the A90 dual carriageway, provide sufficient retail opportunities for residents.
One resident, who declined to be named, said: “With small children in tow a walk to the existing shops in Portlethen is not ideal, so I would welcome plans for shops in Hillside.”
